Tenant Fees

Tenant Fee Schedule

New Assured Periodic Tenancies (APTs)

Holding Deposit (per tenancy)
One week's rent.
Security Deposit (per tenancy)
Rent under £50,000 per year, five weeks' rent.
Security Deposit (per tenancy)
Rent of £50,000 or over per year, six weeks' rent.
Rent
one month's rent may be requested in advance.
Late Payment of Rent
Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.
Lost Key(s) or other Security Device(s)
Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £30 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).
Variation of Contract (Tenant's Request)
from £50 per agreed variation or any reasonable costs incurred if higher.
Change of Sharer (Tenant's Request)
from £50 per replacement tenant or any reasonable costs incurred if higher.

All fees are shown inclusive of VAT (current rate of 20%)

Letting Service:
90% of first month's rent.

Inventory costs: Our Managed and Premium Letting Services include the cost of inventory makes and updates. The comparison report is compiled at the end of a tenancy based on the inventory at the start of the tenancy. Prices are based on unfurnished property, additional costs apply if the property is furnished.

Tenancy Open Service
Property visit, testing of smoke alarms and carbon monoxide detectors, taking meter readings, notify changes to council and utility companies: £84

Additional Property Visits/ additional work
£84 per visit/ per hour
Premium Letting Service:
12% of rent collected.

Includes the cost of all services within the Letting Service plus the arrangement and monitoring of rental payment collection, remittance to the landlord, monthly statements and notifications of any late payments.

Management Service:
15% of rent collected.

Includes the Premium Letting Service plus regular property visits, tenant contact point for maintenance/ repairs and diary management/ booking for all statutory certificates and reports. The cost of such certificates, reports and any property repairs are not included.
