All fees are shown inclusive of VAT (current rate of 20%)

Landlord Fee Schedule
Letting Service
90% of first month's rent. Tenancy processing (vetting, referencing, documentation and deposit registration): £120 per tenant.
Premium Letting Service
12% of rent collected.
Management Services
15% of rent collected.
Tenancy Open
£70 (included within Managed and Premium Letting Services). Testing of smoke alarms and carbon monoxide detectors, meter readings, notify utility companies.
Tenancy Close
£70 (included within Managed and Premium Letting Services). Deposit discussions, notify utility companies.
Additional Property Visits / Work
£70 per visit / £70 per hour.
Renewal Fees
£199 per tenancy.
Statutory Periodic Change
£99. Advising tenant and amending Tenancy Deposit Registration.
Legal Notice Service
£70 per notice (Section 8 or Section 21).
Landlord Withdrawal Fee
£440 beyond application stage; £600 beyond tenancy agreement.
Tenancy Deposit Dispute
£175 per hour per tenancy.
Non-Resident Landlords HMRC Submission

2023 Tenant Fee Schedule

New Assured Shorthold Tenancies (ASTs)

Holding Deposit
One week's rent, to reserve a property. This will be withheld if any relevant person withdraws from the tenancy, fails a Right-to-Rent check, provides materially false or misleading information, or fails to sign the tenancy agreement within 15 calendar days.
Security Deposit (under £50,000 p.a.)
Five weeks' rent. Covers damages or defaults on the part of the tenant during the tenancy.
Security Deposit (£50,000 or over p.a.)
Six weeks' rent. Covers damages or defaults on the part of the tenant during the tenancy.
Unpaid Rent
Interest at 3% above the Bank of England Base Rate from the Rent Due Date until paid. This will not be levied until the rent is more than 14 days in arrears.
Lost Keys or Security Devices
Tenants are liable to the actual cost of replacing any lost keys or security devices. If locks need changing, all associated costs will be charged. Additional time: £30 per hour (inc. VAT).
Variation of Contract
From £50 (inc. VAT) per agreed variation, or reasonable costs if higher. Covers landlord's instructions and preparation of new legal documents.
Change of Sharer
From £50 (inc. VAT) per replacement tenant, or reasonable costs if higher. Covers referencing, Right-to-Rent checks and new legal documents.
Early Termination
Tenant shall be liable to the landlord's costs in re-letting the property plus all rent due until the start of the replacement tenancy. Costs will be no more than the maximum rent outstanding.
