Advice for first time landlords

It could be a first investment or equally a property that has come into your possession that you are planning to let out. There are over 130 separate areas of legislation that cover the private rented sector and whether you have one or many properties to let out, getting the best professional advice is absolutely paramount. It is too easy to accidently fall foul of the law and we have been looking after landlords here for over 200 years. We will want to meet you, listen to you, understand your requirements and fully acquaint ourselves with your property. Whatever particular letting service you choose to suit you, we make the whole process as simple as possible. We record a huge amount of detail as soon as we meet a new client and a new property. That helps us keep the strain off you as our work commences and also saves us from returning to you every time we have a question. Before the marketing programme gets underway there are a number of areas that we would recommend that you look at to ensure that you are able to maximise the opportunity to achieve the right rental income and also find that best tenant within the shortest period:

  • If there is anything that you do not fully understand just let us know, we are here to help.
  • Ensure that the property is presented at its best both inside and out.
  • Complete any improvements or re-decoration before marketing gets underway.
  • Review your buildings insurance and talk to us about specific landlord products available.
  • Ensure that you have an accountant in place who will be able to look after your tax affairs.
  • Ensure that you have all the property keys available and pass them to us to look after.
